  • Associate Director, Development & Project Management
  • Up to £50,000 + commission up to 40%
  • London
  • Central London

An established market. Long-standing client relationships. UK-wide scope. And the opportunity to build something significantly bigger.

This is an opportunity for an experienced Property recruiter who is ready for something bigger than another personal billing target.

You'll join an established Development & Project Management practice with long-standing client relationships, repeat business, an existing specialist presence and a significant candidate network already in place.

So you're not being asked to create credibility in the market from scratch. The foundations are established.

The opportunity is to bring your own expertise and relationships, increase the firm's reach and help develop an already successful specialist market into something considerably larger.

For someone with the performance and leadership capability to do that, there is a realistic route through to Director within approximately two years .

02

The Opportunity

You'll focus on the firm's UK-wide Development & Project Management market , recruiting professional appointments across the client and consultancy side of Property development and construction.

This is the world surrounding the development of major Property projects, from land acquisition and planning through development, design, cost and project delivery .

Typical appointments include:

  • Development Managers
  • Development Consultants
  • Project Managers
  • Project Cost Consultants

alongside other professional roles involved in developing and delivering projects on behalf of developers, investors and consultancies.

This is client-side and consultancy Property recruitment rather than contractor-side Construction , giving you access to a sophisticated professional market with significant depth across the UK.

YOU'RE BUILDING FROM SOMETHING REAL

There is already an established permanent business in this market.

You'll join a specialist practice with established clients, repeat business, active relationships, candidate networks and years of accumulated market knowledge within the firm .

It means this isn't a cold-start opportunity.

You won't spend your first year trying to convince clients that the company belongs in this space.

That credibility already exists.

Instead, you'll be able to combine what's already there with your own network, market knowledge and business development to increase the firm's reach and create further opportunities.

The remit is intentionally broad.

As productivity and demand increase, the business is prepared to continue investing in headcount, allowing successful areas to develop into more specialist desks and ultimately a larger Development & Project Management division .

You'll report directly to an established Director while enjoying considerable autonomy to develop your own market and relationships.

And as the specialism grows, there is scope for your responsibilities to grow with it.

The Firm

This is a specialist Property recruitment and search business established for more than eight years in Central London .

The recruitment operation comprises around ten consultants and sits within a wider group of complementary boutique businesses.

Its size is deliberately boutique; its market presence is considerably bigger.

The business has developed a strong reputation across professional Property recruitment, with specialists operating across complementary markets including Development, Project Management, Cost Consultancy, Property Management, Facilities Management and Building Surveying .

Several of its senior leaders come from search backgrounds, and that influences how the company operates.

Reputation matters.

Relationships matter.

Market knowledge matters.

This is a mature, professional environment where experienced recruiters are trusted to manage their markets intelligently.

Performance is measured, but the culture isn't built around unnecessary activity management or somebody constantly looking over your shoulder.

You'll work from high-quality Central London offices , alongside experienced consultants and leaders who remain deeply connected to the markets they recruit into.

It's an environment designed for recruiters who take their profession seriously and want to operate at a high level.

Who This Suits

An experienced Property, Real Estate or Surveying recruiter with at least four years' specialist recruitment experience .

Your background is likely to include Development, Project Management, PQS/Cost Consultancy or another closely related client-side Property discipline.

You understand how to build credibility with professional Property candidates and develop senior relationships across developers, investors and consultancies.

You may already have some mentoring or management experience, or you may be a successful senior recruiter ready to demonstrate the organisation, judgement and leadership qualities required to take on broader responsibility as the market grows.

You're comfortable remaining a hands-on biller .

Leadership here isn't about stepping away from recruitment; it's about demonstrating what's possible and progressively building capability around you.

You may currently have a successful desk but limited scope to turn that success into something bigger.

Perhaps progression depends on somebody above you leaving.

Your market may be constrained by internal competition.

Or you may simply want greater autonomy over what you build and where your career can go.

This suits somebody who wants the opportunity to move from successful senior recruiter towards genuine business leadership , without having to leave behind the clients, infrastructure, colleagues and financial security of an established firm to do it.

05

The Rewards

Basic salary up to £50,000 , depending on experience and current profile.

The standard commission structure pays against all qualifying fee income with no threshold , with percentage bands increasing as billings rise.

Once you qualify for their enhanced commision scheme you can schoose an enhanced rate of commission and move to a threshold and quarterly pattern - depending on what works best for you

That gives successful recruiters flexibility to choose the commission model that best suits the way they perform.

A first-quarter earnings guarantee can also be agreed against proven current commission.

The bigger financial opportunity develops as your role does.

Progression towards Director is based on agreed personal and wider performance goals, with a strong performer expected to be capable of reaching that level within approximately two years .

As a guide, that would mean developing towards personal annual billings of around £400,000 once established , alongside demonstrating the ability to help grow a successful wider function.

As responsibility and seniority increase, so does the package, with salary progression, enhanced benefits and potential share/equity participation available at the appropriate level.

So you're not being asked to prove this market exists.

The clients exist.

The relationships exist.

The candidate network exists.

The reputation exists.

And the business is prepared to invest as the opportunity grows.

What isn't predetermined is how big it can become.

That's the opportunity you're being invited to help shap
